The rules of the road.

These Terms of Service govern your use of lakesidelandingflx.comand any booking arrangements you make directly with Hoadley Stays LLC (“we,” “us,” or “our”). By using the site or booking a stay, you agree to these terms. If you do not agree, please do not use the site.

These terms apply to direct bookings only. Bookings made through Airbnb, VRBO, or any other third-party platform are additionally governed by that platform's terms and our listing's house rules.

You agree to use the site lawfully. You will not:

• Attempt to gain unauthorized access to any part of the site, another user's account, or related systems
• Probe, scan, or test the vulnerability of the site or circumvent any security features
• Use automated tools to scrape, harvest, or collect information from the site except via publicly-documented endpoints and at reasonable rates
• Submit false, misleading, or fraudulent information through any form, including booking inquiries and referral requests
• Interfere with or disrupt the site's operation, including through excess requests or denial-of-service patterns
• Impersonate any person or entity
• Use the site for any commercial purpose other than booking a stay with us

Payment: Direct bookings require a fifty-percent deposit to confirm the reservation, with the balance due thirty days before arrival. Payments are processed by Stripe; we never handle your card information directly.

Taxes and fees: Quoted nightly rates do not include New York State sales tax (currently 8%), Schuyler County occupancy tax (currently 4%), or the cleaning fee. All applicable taxes and fees are disclosed before you confirm a booking.

Damage deposit: We place a refundable authorization hold on your card prior to arrival. The hold is released within five business days of checkout unless damage is identified.

Minimum stays: Minimum stay requirements vary by season and event weekend. You will see the applicable minimum before confirming.

Confirmation: A booking is confirmed only after you receive a written confirmation email and your initial payment has cleared. An inquiry alone is not a confirmed booking.

Standard cancellation (Firm):

• Full refund of the deposit up to thirty days before check-in
• Fifty-percent refund of the deposit between thirty days and fourteen days before check-in
• No refund within fourteen days of check-in

Weather and extraordinary circumstances: In the event of a named storm, a state or county emergency declaration covering your arrival region, a multi-day power outage at the property, or a confirmed road closure preventing travel, we will offer a full refund or a rebooking credit valid for twelve months, at your choice. This policy does not extend to normal winter weather, uncertain forecasts, or personal preference to cancel.

By booking, you agree to the house rules in effect at the time of stay, including:

• Maximum occupancy as stated on your booking (including children and infants)
• No parties, events, or commercial activity without prior written approval
• Quiet hours from 10:00 PM to 8:00 AM
• No smoking inside either property
• Pet policy: Lakeside Landing is strictly pet-free; Smooth Sailing is dog-friendly and allows up to two dogs with prior approval and a $75 flat pet fee. Service animals are welcome at both properties pursuant to federal law
• Respect for the shared shoreline, docks, and neighboring properties
• Reporting damage, malfunction, or hazard promptly to the host

We may terminate a stay for material breach of these rules. In that event, you are responsible for the full booking cost, and we are not obligated to provide a refund.

Seneca Lake frontage includes private docks and a shared shale beach. Water activities — including swimming, kayaking, paddleboarding, and boating — carry inherent risks. By staying with us:

• You and all members of your party swim, paddle, and use the dock at your own risk
• Children must be supervised by an adult at all times near the water
• You acknowledge that lifeguards are not on duty and that throwable life rings are provided for emergency use only
• You will not bring a boat or watercraft to the dock without prior written arrangement
• You will comply with all posted safety notices and local regulations

To the fullest extent permitted by law, Hoadley Stays LLC, its members, employees, and agents are not liable for indirect, incidental, special, consequential, or punitive damages, or for any loss of profits, data, or business opportunity, arising from or related to your use of the site or your stay at our properties. Our total liability to you in connection with any single stay is limited to the amount you paid for that booking.

Nothing in these terms excludes or limits liability for fraud, gross negligence, willful misconduct, or any liability that cannot be excluded or limited under applicable law.

You agree to indemnify and hold harmless Hoadley Stays LLC from any claim, loss, or expense (including reasonable attorneys' fees) arising from your breach of these terms, your misuse of the site, or your conduct during your stay that damages the property, injures another person, or violates applicable law.

All content on lakesidelandingflx.com — including photography, text, design, the Finger Lakes Companion, the Seneca Lake Area Map, and our editorial profiles — is the property of Hoadley Stays LLC or our licensors. You may not reproduce, republish, redistribute, or create derivative works without written permission.

Partner profiles on the site link to third-party businesses. We do not claim ownership of their trademarks or content.

Links to and bookings through Airbnb, VRBO, or other third-party platforms are governed by those platforms' own terms. We are not responsible for their availability, conduct, or content. Reviews posted on those platforms are retained and displayed according to those platforms' policies.

These terms are governed by the laws of the State of New York, without regard to its conflict-of-laws rules. Any dispute arising out of or relating to these terms, the site, or a stay shall be resolved in the state or federal courts of Schuyler County, New York, and you consent to the personal jurisdiction of those courts.

Before filing a lawsuit, you agree to attempt in good faith to resolve the dispute by contacting us at stay@lakesidelandingflx.com.

We may update these terms from time to time. When we make material changes, we will update the effective date and, for confirmed bookings in progress, will not apply any change retroactively. Your continued use of the site after the effective date constitutes acceptance.
