Smooth Sailing FLX

Smooth Sailing FLX is six hundred fifty-seven square feet, one bedroom, designed for two with a pullout for one or two more. Floor-to-ceiling lake-facing windows. A queen bed with linens you’ll actually want to sleep in. An electric range, a Keurig, fast Wi-Fi, and a smart TV signed out so you can sign into your own accounts. Two kayaks at the dock. Dog-friendly for two. Nothing about it is grand. Everything about it is deliberate.

The cottage works the way it works because we built it for the trip you’d have planned anyway. The wine-trip pair who hates crowds and ends up on the dock all morning. The writer with a deadline and the floor-to-ceiling windows. The anniversary couple who’d rather a kayak at sunrise than a chef-driven dinner at 8. The dog parent who’d rather not crate at a hotel. None of those guests need a chef’s-grade kitchen or a marble bathroom. They need quiet, water, the dog allowed on the deck, and to be left alone.

One thing to know going in: there’s a flight of stairs from the driveway down to the cottage. The cottage sits closer to the water than the big house does, and you earn that with the walk down (and back up). If anyone in your group would struggle with stairs, book Lakeside Landing instead — there’s a main-floor bedroom and full bath there. If stairs are part of the appeal, you’re in the right place.

We host wine-trip couples, anniversaries, solo creative retreats, and quiet weekends between peak seasons. The cottage sleeps two comfortably in the queen bed with a pull-out couch for two more when needed — max four — but it's built for couples, not groups, parties, or events. Smooth Sailing is dog-friendly — up to two dogs welcome with a $75 flat pet fee and prior approval. Our best guests stay three nights or more, arrive with a bottle of Finger Lakes Riesling, and leave asking when they can come back.
